It's a torch-down modified bitumen roof whose top sheet is covered in white mineral granules. The granules protect the membrane from UV and reflect sunlight, which is why so many Philly rowhome roofs are going white. It's the system the crew installs most.
If the leak is one spot on an otherwise sound roof, a repair can make sense. If water ponds, the roof has been patched again and again, or the deck is soft, a full tear-off and new system is usually the honest answer. Joe will show you photos of what he finds so you can decide.
Every new roof installation comes with a workmanship warranty. Recent jobs have carried 12-year warranties on flat roof systems and 15-year warranties on full replacements. Ask Joe for the terms on your job.

Yes. Snow load and ice block flat roof drains, and freeze-thaw opens up weak seams. The crew works through the winter.

Joe's advice: get a routine check and maintenance about every 3 years to get the full life out of a torch-down roof. Built-up low spots and a fresh silver coat go a long way.
