Shingles missing or lifting
After a windstorm, look for bare patches, lifted tabs or shingle pieces in the yard. One or two can be replaced; widespread damage usually means a new roof.
Granules in the gutters
Shingles shed their granules as they wear out. A gutter full of grit is a sign the roof is near the end.

Tear it all off
All the existing roofing comes off down to the deck.
New plywood
Bad decking is replaced with new plywood so the new roof has something solid to nail into.
Ice & water + underlayment
Ice & water shield in the weak spots, then synthetic underlayment over the rest.
Drip edge, shingles, ridge vent
New drip edge metal at the edges, the shingles, then a ridge vent and ridge cap for ventilation and a clean finish.
