A flat roof that has been patched again and again eventually stops being worth patching. Joe's crew takes it down to the deck, fixes what's underneath, and puts down a new torch-down roof built for Philly's hot summers and freezing winters.
Is this what you need?
Joe's posts show it over and over: years of patchwork that block water from draining, so it sits on the roof and finds a way in.
One leak around a vent can be repaired. Stains in several rooms usually mean the roof itself is worn out.
When the wood underneath has rotted, a patch on top won't hold. The deck has to be opened up and replaced.
How Joe's crew does it
In Joe's own words from his job posts. Read Joe's post
All the old roofing comes off, down to the roof deck, so the wood can be checked and bad sections replaced.
Vapor board goes down to block moisture from inside the house from getting into the roof, which helps prevent blistering, bubbling and early failure.
A base sheet gives the torch-down cap a smooth, solid layer to bond to, and adds an extra layer of waterproofing.
The new modified bitumen membrane is torched down to make a durable, watertight roof, usually with a white granulated top.

Questions
Most rowhome flat roofs are done in a day or two, depending on size, how many old layers come off, and how much wood needs replacing. Joe will tell you with the estimate.
Joe's crew tears it off down to the deck. That's the only way to see and fix rotted wood before the new roof goes down.
Usually a torch-down modified bitumen roof with a white granulated cap sheet. The white granules reflect sun, which keeps the top floor cooler and protects the roof from UV.
Yes. Joe's posts say it plainly: all new roof installations are backed by a workmanship warranty. He goes over the exact terms for your roof with the estimate.
