Torch-down roofing.

Torch-down is the flat roof Joe's crew puts on more than any other: modified bitumen sheets heated with a torch so the seams fuse into one watertight surface. Topped with white granules, it stands up to Philly heat, cold and everything in between.

Is this what you need?

Built for big temperature swings

Joe's own post: fiberglass roofing systems don't do well in the Philadelphia climate. Hot and cold swings make them expand and crack. That's why he puts down a white granulated system instead.

White granulated top

The white granules reflect sun instead of soaking it up. That keeps a top-floor bedroom cooler and protects the roof from UV.

Seams fused, not glued

Each sheet is heated and pressed into the one before it, so the laps become part of the roof instead of a weak spot.

How Joe's crew does it

Step by step.

In Joe's own words from his job posts. Read Joe's post

  1. Down to the deck

The old layers come off so the crew starts on solid, dry wood.

  2. Vapor board

Blocks moisture rising from inside the house, which is what causes blisters and bubbles later.

  3. Base sheet

A bonding layer and extra waterproofing under the cap.

  4. Torch the cap

The modified bitumen cap sheet is torched and fused in place, with new drip edge metal at the edges.

  5. Drains and metal

Old drain boxes are replaced. On many of Joe's jobs that means a new copper drain box and new edge metal.

Questions

What is torch-down roofing?

Modified bitumen roofing installed with a torch. The heat melts the back of each sheet so it bonds to the layer below and fuses at the seams.

Why not a fiberglass roof?

In Joe's experience fiberglass systems don't hold up in Philly: hot and cold swings make them expand and crack. He replaces them with a white granulated torch-down system.

Why white instead of black?

The white granulated cap reflects sun, which keeps the top floor cooler in summer and protects the roof from UV.

Is it safe to torch on my house?

It's a trade skill. Joe's crew does it on rowhomes every week, and the company is licensed and insured.
